HOTELS & RESTAURANTS, beyond mainstream

Villa Radici Reawakens: A Masterpiece of History and Design at Augustus Hotel & Resort, by De.Tales

In the serene heart of Forte dei Marmi’s pinewood, where the hush of the trees meets the refined echoes of Italian history, the Augustus Hotel & Resort unveils a new chapter in its legacy of elegance and excellence with the rebirth of Villa Radici. This refined five-star residence, inaugurated in July 2025 after a meticulous restoration, is not merely a new addition to the Augustus family but a powerful affirmation of its vocation: to unite timeless charm with contemporary sophistication. Originally the private home of Barbara Radici – sister of Augusta Pesenti, founder of the resort – Villa Radici was built in the same fertile architectural period as Villa Pesenti, designed by Osvaldo Borsani in the 1930s. Both villas share a lineage that is deeply intertwined with the artistic and cultural identity of Forte dei Marmi. Today, that same lineage is celebrated and reimagined in a project that does not replicate the past but delicately amplifies it.

The restoration, orchestrated by Discreet Architecture and international design studio De.Tales, was conceived as a sartorial intervention: one where every space was tailored, every surface curated, and every detail considered. Rather than transform Villa Radici into a design statement detached from its roots, the team chose to listen – respecting the villa’s original Liberty architecture while subtly infusing it with a modern rhythm. The result is a residence that feels not renovated, but reborn. Spread across two levels and surrounded by the private park of the Augustus Resort, Villa Radici now houses seven individually designed suites and a series of common spaces that serve as both private retreat and collective salon. The interiors are a tribute to the golden age of Italian design, with a curated selection of pieces spanning the 1940s through the 1980s, assembled with a precision that speaks of deep knowledge and aesthetic sensitivity. These are not decorative flourishes, but functional heirlooms – each chosen to inhabit the villa with integrity and quiet magnetism.

In the luminous living area, a grand custom table anchors the space beneath a vintage Barovier & Toso chandelier from the 1930s–40s, an emblem of Venetian craftsmanship. Just steps away, the iconic Quadrifoglio floor lamp, designed by Gae Aulenti for Guzzini in the 1970s, brings a sculptural modernist contrast that integrates effortlessly with the space’s warm materiality. Even transitional areas – often overlooked in residential design – become showcases of intention: the stairwell, for instance, is graced by a Vico Magistretti table for Cattelan (1980), its travertine base and crystal top evoking a play of solidity and lightness that feels emblematic of the project’s ethos. The suites continue this interplay of heritage and innovation. Each is conceived as a unique environment where the palette – drawn from nature’s own lexicon of leafy greens, sea blues, and sun-faded neutrals – enhances the architectural volumes without overwhelming them.

Materials such as velvet, woven textures, and lacquered woods are used to create tactile depth, while furnishings like the Leggera chair by Giò Ponti for Cassina add iconic clarity to workspaces and reading corners. Every room evokes a dialogue between eras, a symphony where every note is intentional. This dedication to detail extends beyond decor into the very philosophy of hospitality. Villa Radici is more than accommodation – it is an experience of habitation, one that reflects the Augustus Hotel & Resort’s pioneering model of “ospitalità diffusa.”

First established in the 1960s with the transformation of Villa Agnelli into an elite summer residence, this concept blends the privacy and warmth of a private home with the full-service comfort of a five-star hotel. Villa Radici reaffirms this approach, offering guests not just rooms, but a lived-in aesthetic of beauty, silence, and discretion. The atmosphere is one of cultivated intimacy: luxurious, yes, but never ostentatious – designed for those who value the art of subtlety and the richness of place.

As Forte dei Marmi continues to evolve, Villa Radici stands as a touchstone – a reminder that true innovation lies not in erasure, but in thoughtful continuity. Its reawakening is both a personal and cultural gesture, linking the private memory of a family with the public identity of a destination. With its opening to guests in the summer of 2025, the villa invites travelers to inhabit not simply a space, but a story. One woven from architecture, nature, history, and design. One that speaks of roots, and yet feels utterly of the present. In a world too often focused on novelty, Villa Radici offers something far more enduring: the luxury of resonance.
