Urban Oasis by Stefano Boeri Architetti: A Symphony of Sustainability

Award-winning studio Stefano Boeri Architetti has triumphed in an international competition to revitalise a three-hectare former industrial site in Bratislava, Slovakia. Named “Urban Oasis”, the winning design transforms the neglected Chalupkova district into a vibrant green haven, redefining the area with bold architecture and lush landscapes. Situated close to the historic centre and the Danube River, Chalupkova has long been one of Bratislava’s largest dormant areas, its potential untapped despite its strategic location. Now, through an ambitious vision of urban regeneration, the district is set to become a focal point of modern city living, blending sustainability and community-focused design.

The competition, spearheaded by Penta Real Estate, attracted high-profile contenders such as BIG (Bjarke Ingels Group), Gensler, MAD Architects, and MVRDV. Ultimately, the jury chose Stefano Boeri Architetti for its distinctly European approach, merging cutting-edge green building principles with the architectural traditions of Central Europe. The masterplan centres around a sprawling public park, a green heart for the city surrounded by a mix of residential and commercial spaces. At its core stands a sleek skyscraper, destined to become Bratislava’s new urban landmark, flanked by four medium-density buildings designed to accommodate 1,300 apartments in a variety of sizes to cater to diverse residents.

Architect Stefano Boeri reflected on the transformative potential of the project, saying “The Urban Oasis project brings a new and innovative residential neighbourhood built around a large public park with high plant biodiversity to a dynamic city and a country that is winning the challenge of integration in Europe. Bratislava will take a step forward towards the model of the Archipelago Metropolis – a city where interconnected neighbourhoods combine living nature with clean energy production and the diversity of European urban life”.

Central to the project is the public park, described by architect Pietro Chiodi, a partner at Stefano Boeri Architetti, as “a flexible, high-quality public space that not only enhances usability but also regulates the microclimate, manages urban heat, and promotes biodiversity”. Designed as an accessible yet intimate “secret garden”, the park offers a sanctuary amidst the urban hustle, while serving as a vital element of the neighbourhood’s microclimatic regulation. Surrounding it, the buildings mirror the ethos of harmony with nature, featuring green facades, community terraces, and rooftop gardens. Their varying heights ensure optimal sunlight reaches the park, while balconies and loggias offer residents tranquil spaces shielded from noise and wind.

Sustainability permeates every aspect of the Urban Oasis design. Green roofs and a surrounding “green ring” enhance biodiversity and act as a natural barrier against noise pollution. The emphasis on pedestrian and cycling pathways fosters sustainable mobility, while 4,600 square metres of solar panels atop the buildings contribute to renewable energy generation. Additionally, urban drainage systems, permeable pavements, and rainwater collection basins help manage water runoff, reinforcing the district’s resilience to climate challenges.

Construction of the first phase is projected to begin in 2026, contingent on regulatory approvals, with the entire project unfolding over a decade in four phases. This timeline reflects the scale and ambition of the endeavour, positioning Bratislava as a trailblazer in sustainable urban development. Juraj Nevolník, Executive Director of Penta Real Estate, emphasised the significance of the competition and its winning proposal, noting “International competitions of this calibre highlight the growing potential and importance of Bratislava. Chalupkova is one of the city’s most prestigious sites, and Stefano Boeri Architetti’s design represents a significant step forward in the quality of urban development here”.

More than a district, Urban Oasis embodies a vision for the cities of tomorrow. It reimagines urban spaces as vibrant ecosystems where architecture, nature, and community coexist in balance. By prioritising inclusivity, sustainability, and innovation, the project not only sets a new standard for Bratislava but also serves as an inspiring model for other cities seeking to harmonise urban living with environmental stewardship. As Bratislava evolves, Urban Oasis promises to leave a lasting legacy, demonstrating how the synergy between green design and architectural excellence can shape a brighter, more sustainable future.
