The upper volume, clad in warm wood panels and horizontal louvers, floats above the landscape, housing the home’s shared areas. Its elevation allows for a generous exterior courtyard beneath, merging indoor and outdoor spaces and framing views of the lush surroundings. Light and shadow shift across the wood façade throughout the day, giving the volume a sense of movement despite its precise geometry.

On the ground floor, private spaces occupy the elongated footprint. Bedrooms and studies are organized to maximize privacy and comfort, with carefully calibrated sun-shading devices reducing heat gain and creating serene interiors. The layout emphasizes separation without isolation: each room maintains a dialogue with the outdoors through terraces, courtyards, and openings aligned with the site’s natural contours.

The residence treats its elongated lot as a design asset. Circulation flows naturally along the site’s length, connecting communal and private zones while maintaining visual and spatial continuity with the surrounding vegetation. Landscaped setbacks, voids, and layered volumes allow the architecture to sit lightly within the property, integrating structure, landscape, and light in a coherent whole.
Material choices reinforce the architectural intent. Timber panels and louvers provide warmth and texture, contrasting with smooth surfaces and open voids, while framing views and modulating light. This restrained palette emphasizes the home’s spatial clarity, highlighting structure and proportion over decorative detail.

Kiaora Residence is defined by contrast and balance: floating volumes versus grounded privacy, sun-drenched terraces versus shaded interiors, formal geometry versus natural surroundings. Every design decision – mass, material, orientation, and void – is intentional, orchestrating comfort, climate responsiveness, and visual impact.
