A metamorphosis that goes through a century in a single architectural organism. Former Cinema Maestoso by deamicisarchitetti

A cinema in Milan dating back to the beginning of the last century lives a fourth life, designed by deamicisarchitetti studio. Interpreting the original spaces and merging them to the lexicon of the present was the key of the project, perfectly inserted in the wedge of the urban redevelopment of the former railway yard of Porta Romana, of which Piazzale Lodi is the Eastern terminal. In order to fully understand deamicisarchitetti’s novel vision of this area, it is necessary to investigate the history of the subject of the project, namely the former Cinema Maestoso. Built in 1912, then expanded in 1939 under the name of Cinema Italia Teatro, and finally renovated by the current owner Italcine in 1975, which renamed it Cinema Maestoso, the structure remained active until 2007. On that date, the profound transformations of the world of cinematography also impacted the halls of Cinema Maestoso, determining its definitive closure. Seventeen years later, it was Italcine itself to decide its reopening, but with a new intended use and configuration of architecture and design. Everything has been taken care of by deamicisarchitetti studio, which, observing the past of the place, has preserved those aspects that still today can speak to the new guests of the former Cinema Maestoso.

The new headquarters of the Virgin Active fitness chain is now located in the building. In terms of areas, it will include several gyms, a swimming pool of twenty-five meters endowed by a large wellness area and a bar or restaurant open to the public. The latter interprets the desire to pursue over time the public character of the building, regardless of the activities based in it. The project, the result of a confluence between the memories of the Thirties of the pre-existing volumes and contemporary forms, is located in a space of 5000 square meters currently undergoing redevelopment. The specific design idea was to define the relationships between the different parts that make up the building complex, assigning a specific role to each of the constituent volumes. Therefore, the façade on Corso Lodi, with its circular windows and moldings, recalls the historical memory of its garrison on Viale Umbria, while the entrance volume, where the marble of the finishes lost over time is mixed with the brass of the new ones, represents a renewal to be placed at the head of Corso Lodi. Finally, the large newly built chamber signifies the rebirth of the building and its completion, safeguarding the tree that is at its edge.

Thus, we are witnessing a metamorphic process enclosed in a single building organism, which in its development carries the signs of almost a century of architecture, from the thirties to today. It is not a metamorphosis divided into three parts, but an overall movement, cohesive and coherent. The new roof designed by deamicisarchitetti, entirely covered with tiles that shine in the sunlight, allows the building to emerge into the surrounding fabric. The dialogue with the city is also favored by the large windows on the facades, through which you can observe the unfolding of activities inside. Conversely, from the inside you can see the flow of life and work outside, in a continuous conversation between architecture and the city.
